The aim of Diligent Investments is to bring a wide variety of well researched UK and international investment opportunities to our clients. By aggregating the buying power of all of our clients we bring them significant discounts that they may not have achieved alone.
The company was formed in 2004 by Anthony Ayton who is the sole director. In this short time the company has developed a client base numbering over 200 and developed a valuable relationships with small developers.
What makes us different from other property syndicates is that we genuinely research the region, location and economic context of our investment opportunities, and support any claims made in a way that is independently verifiable.

Our Process
We do the following before we send information on properties to our clients:
- Identify a region with strong recent growth and/or fundamental reasons for continued growth
- Identify key towns within the region based on regeneration spending/infrastructure, demographic changes and growth/change in industry
- Pick areas within the town that have the strongest rental prospects
- Find developments in these areas
- Get independent capital and rental valuations
- Negotiate an attractive price
- Produce an easy to understand prospectus detailing all information above
Following decision to purchase:
- Arrange a consultation with a mortgage broker
- Introduce the client to our preferred solicitors
- Send out contracts and invoices for introduction fees
- Liaise with the appointed solicitor and broker to ensure a smooth purchase process
- Arrange the purchase, design and fitting of furniture if required
- Instruct the lettings agents prior to completion
Auction Property – ‘Sold Prior’ or ‘Sold Post’:
- We work with the client to identify the type of property they are interested in, which would normally be tenanted in a specific area
- Source a property that fulfils our clients requirements
- Conduct research on the properties value and likely income for lettings, based on comparables (this is not as detailed as our new build mini prospectus)
- Agree the price with the auction house
- Undertake or arrange for a visual inspection of the property with photos
- Arrange a consultation with a mortgage broker
- Arrange solicitor representation
- Oversee smooth running of the conveyancing process
